FINANCIAL ARRANGEMENTS

The financial requirements at James Milson Village vary depending on your choice of apartment and entry method (Loan/Licence or rental).

Rental; arrangements as governed by the Residential Tenancy Act 2010. You will be required to pay a Bond of 4 weeks rent and a daily rental payment billed and payable monthly. Rental amounts are adjusted in July annually.

Loan/Licence; arrangements as governed by the Retirement Villages Act and Regulations. Entry payments (ingoing contributions) are required to be paid in full prior to moving into your chosen apartment. You will be required to pay a recurrent charge; recurrent charges enable James Milson Village to meet the daily operational and management requirements of the Village. Recurrent Charges are adjusted in July annually. Residents entering on a Loan/Licence arrangement are subject to a Deferred Management Fee (DMF); the DMF is calculated at a rate of 6% annually for a maximum of 5 years or 30%. NOTE:

Prices for both Loan/Licence and Rental options will be provided on enquiry and all Agreements will provide details of fees and charges.
