RESIDENTIAL CARE
Moving into aged care can be confusing and the financial requirements can vary depending on your income and assets assessment and the type of care accessed. Your resident agreement provides details of fees and charges however a summary is below;
Basic Daily Care Fee (BDCF); is set by the government and is paid by all residents; the BDCF is 85% of the single aged pension and is subject to a twice yearly (March and October) increase in line with Pension increases.
Means Tested Care Fee (MTCF); is an extra contribution toward the cost of care that some residents are required to pay on top of the BDCF. The amount of MTCF is set by the Department of Human Services and is based on your income and assets assessment.
Accommodation Payment; this payment is for your accommodation and is also referred to the Refundable Accommodation Deposit (RAD). Payment amounts are dependent on your choice of room and your income and assets status. Not all people are required to pay a RAD and will have all their costs met by the government. James Milson Village has various price points for our RAD, please see attached Fees, Charges and Key Features Statement for more details.
Additional Service Options; this payment is a payment for optional or additional services that you may elect to have. You will be provided with a menu and pricing for additional services at the time of entry
INDEPENDENT LIVING UNITS
The financial requirements at James Milson Village vary depending on your choice of apartment and entry method (Loan/Licence or rental).
Rental; arrangements as governed by the Residential Tenancy Act 2010. You will be required to pay a Bond of 4 weeks rent and a daily rental payment billed and payable monthly. Rental amounts are adjusted in July annually.
Loan/Licence; arrangements as governed by the Retirement Villages Act and Regulations. Entry payments (ingoing contributions) are required to be paid in full prior to moving into your chosen apartment. You will be required to pay a recurrent charge; recurrent charges enable James Milson Village to meet the daily operational and management requirements of the Village. Recurrent Charges are adjusted in July annually.
Residents entering on a Loan/Licence arrangement are subject to a Deferred Management Fee (DMF); the DMF is calculated at a rate of 6% annually for a maximum of 5 years or 30%
Prices for both Loan/Licence and Rental options will be provided on enquiry and all Agreements will provide details of fees and charges.
